Hurricane Shutters for Condos and HOAs: What Boards Should Know

Shuttering one house is a homeowner's decision. Shuttering a building or a community means a board, a management company, dozens of owners and often a repair contractor, all needing the same thing at the same time. Here is what to plan for.

Start with your governing documents

Who pays for and maintains shutters, the association or each unit owner, depends on your declaration, bylaws and any shutter specifications the board has adopted. Many associations also have rules on shutter type and color. Have your manager or association attorney confirm what yours say before you collect quotes, so every contractor is quoting the same job.

Keep the building uniform

A building where every unit picked its own shutter looks it. Choosing one system and one color, opening by opening, keeps the exterior consistent and makes future service simpler, because every unit has the same parts. It also gives owners a clear answer when they ask what they are allowed to install.

Permits and paperwork

Hurricane shutter installations need permits. On a multi-unit building that can mean a lot of openings, and paperwork the board should not have to chase. Romano's Shutters pulls the permits for the work we do. We hold Florida contractor license CGC1510872.

Schedule around residents

  • Give residents notice of install dates and which units are being worked on
  • Plan access to lanais and interiors in advance
  • Avoid starting a building-wide project in the peak of storm season if you can
  • Name one contact on the board or management side for the installer

Concrete restoration and waterproofing projects

Florida's newer condominium safety requirements have put many associations into concrete restoration, waterproofing and painting projects. Shutters are often in the way. They need to come off so the repair crew can work, and go back on and be tested once the work is done, ideally before storm season.

We remove and reinstall shutters for condo repair projects and work to the repair contractor's schedule, so the shutter work does not hold up the job.

Service after the install

A building's shutters need the same care as a house's, multiplied by every opening. Plan for regular checks and repairs, and know who to call. We repair and maintain all makes and models, including systems another company installed.

Romano's Shutters is family-owned and based in Cape Coral, and we have done a lot of condo work, from single units to whole buildings.
